What is the Centre Zones Adjustment Code Amendment?

The Centre Zone Adjustment Code Amendment is a proposal by Council to change the zoning policy covering existing Local and Suburban Activity Zone centres across 11 sites in the Council area.

The purpose of this Code Amendment is to adjust zone boundaries to:

  • align with the current extent of centres
  • correct existing anomalies in zoning boundaries
  • provide greater flexibility for the future adoption of sites where centres have evolved or are evolving.

The Code Amendment is needed to ensure that zoning reflects land uses on the ground and envisaged. This provides greater certainty for load owners and avoids unnecessary assessment pathways.

What locations are covered by the Code Amendment and what changes are proposed?

What has been the outcome?

Consultation closed on 23 October 2023. A total of 15 submissions were received by landowners and adjacent properties to the sites. The feedback was largely supportive, and overall only one minor change is recommended from the consultation to maintain 23 Almond Grove Glandore (Site 8) within the Established Neighbourhood Zone.

An Engagement Summary has been prepared which summarises the engagement process, feedback and response by Council. The Engagement Summary and final Code Amendment for submission to the was endorsed by Council at its meeting on 12 December 2023.

The Summary and final amendment instructions have been sent to the Minister for Planning for final approval and Council is now awaiting the State Government's consideration of the Code Amendment and Minister's final endorsement.
